Terms
What you can expect from us, and what we ask of you, when you book one of our apartments directly.
Last updated 29 August 2026
1. Who you are booking with
These apartments are let by Mindcraft OÜ (registry code 12242799, VAT number EE101522115), Tiskrevälja tn 36-1, 13516 Tallinn, Estonia. When you book here you have a contract with us directly — not with Airbnb, Booking.com or any other platform, and none of their terms apply to it.
Questions about anything on this page: kaido.ulejev@mindcraft.ee.
2. How a booking is made
This website takes enquiries, not payments. Nothing you do here books an apartment or commits you to anything.
- You ask — send us your dates through the form, or just email us.
- We answer — we confirm whether the apartment is free, what the stay costs in total, and how payment works.
- You confirm — if it suits you, you say yes in writing.
- We confirm back — our written confirmation is the moment the booking becomes binding on both of us. Until it arrives, you have no booking and we have not held the dates.
Whoever makes the booking needs to be at least 18 and to be one of the people actually staying. We do not let apartments to someone booking on behalf of a group they will not be part of.
The calendar on each apartment page is drawn from our live Airbnb and Booking.com calendars and refreshes roughly every fifteen minutes. It is as accurate as we can make it, but a night can sell on another channel in that window — so availability shown here is an indication, and only our reply confirms it. If your dates go while you are asking about them, we will tell you straight away.
3. Prices and payment
Nightly rates on this site are a starting point — the real total depends on your dates and the number of guests, and we quote it in full before you commit. Prices include Estonian VAT.
Bed linen, towels, Wi-Fi and utilities are included in every apartment. There is no cleaning fee, no booking fee and no tourist tax in Tallinn — the total we quote you is the total.
We take no card details on this site. Payment method and timing are set out in the confirmation we send you.
4. Cancelling
Each apartment carries the same cancellation terms as its listing elsewhere, so you are never worse off for booking with us directly.
Exclusive Apartment, Boutique Apartment and Modern Gem
- Free cancellation up to 5 days before check-in.
- Cancel later than that and the first night is charged; 50% of the remaining nights is refunded.
- No refund once the stay has begun.
Sea-View Loft with Sauna
- Full refund if you cancel within 48 hours of booking, as long as check-in is at least 14 days away.
- After that, 50% is refunded for cancellations made at least 7 days before check-in.
- No refund for cancellations within 7 days of check-in.
To cancel, email kaido.ulejev@mindcraft.ee. The date we receive your message is the date that counts. Refunds go back the way the payment came, within 14 days.
How that lands in practice depends on what you have paid by then, which your confirmation sets out. Where the table leaves something owing to you, we refund it. Where it leaves something owing to us and you have not paid yet, we will tell you plainly what it is and why — you will never get a surprise invoice from us.
If you simply do not arrive and we have not heard from you, we treat it as a cancellation made on the day, which under the table above means no refund. One message saves that, even a late one.
5. Changing a booking
Ask us. If the apartment is free we will usually move your dates without a fuss, and we would rather do that than have you cancel. If the new dates cost more, you pay the difference; if they cost less, we refund it.
Adding a guest is fine as long as it stays within the apartment’s limit — tell us first so the beds are made up.
6. Arriving and leaving
- Check-in — from 15:00.
- Checkout — by 11:00.
- Keys — one of us normally meets you at the apartment and hands them over in person. Where that is not practical we arrange a remote check-in instead, and the keys are waiting for you inside.
Tell us roughly when you expect to arrive and we will confirm which of the two it will be, with instructions, before you travel. Late arrivals are normal here and not a problem — we would simply rather know.
Earlier check-in or a later checkout is often possible when nobody is booked either side. Ask, and we will tell you honestly.
Left something behind? Tell us and we will post it to you at cost. We hold anything found for a month before giving up on it — perishables excepted, for obvious reasons.
7. Registering guests
Estonian law requires every accommodation provider to register the people staying with it (Turismiseadus § 24), so we will ask each adult in your party for their name, date of birth, citizenship, country of residence, the dates of the stay and the purpose of the trip, plus the number of children under 18 with you — children themselves are counted, not registered one by one. Guests from outside Estonia, the EEA and Switzerland who do not live here also give their travel document type, number and issuing country. It is not optional for us and we keep the record for two years. What happens to it is set out on the Privacy page.
8. House rules
These are homes, in buildings where people live. The rules are short because they are the only ones we have.
- Guest numbers — the maximum for each apartment is the number in its listing, and it includes children.
- No parties or events — the apartments are not venues.
- No smoking indoors — smoking is fine outside the building.
- Quiet hours — Estonian law forbids noise that seriously disturbs the neighbours between 22:00 and 06:00, and between 00:00 and 07:00 on the night before a rest day — Saturdays, Sundays and public holidays (Korrakaitseseadus § 56). People live in these buildings year-round, so our own rule is simpler than the law: please keep it down at night, every night.
- Pets — well-behaved ones are welcome. Please just tell us before you book rather than on arrival, so the apartment is ready for them.
Maximum guests
- Sea-View Loft with Sauna — up to 5 guests
- Exclusive Apartment — up to 4 guests
- Boutique Apartment — up to 4 guests
- Modern Gem — up to 3 guests
If a rule is broken in a way that affects other residents, we may end the stay. That has never happened, and we do not expect it to.
9. Looking after the apartment
Please treat the place as you would a friend’s home. Normal wear is expected and never charged for — pans get scratched and glasses get broken, and we will not chase you for either.
Real damage is different: if something is broken or lost beyond ordinary use, we will show you what it costs to repair or replace and ask you to cover it. We take no damage deposit and hold nothing against your card.
Tell us as soon as something goes wrong. A problem we hear about on the first evening is a small one; the same problem found after checkout is not.
10. Your rights, and one that does not apply
If we cannot give you the apartment you booked — something breaks, a pipe bursts — we will move you to another of ours or to comparable accommodation nearby at our cost, and if we cannot do either we refund you in full. We are liable for loss we cause, and nothing on this page limits your rights under Estonian consumer law or our liability for death, personal injury, or anything caused by our own gross negligence.
One thing worth stating plainly rather than burying: the usual 14-day right to withdraw from a distance contract does not apply to accommodation booked for specific dates (Võlaõigusseadus § 53 lg 4 p 2). This is the law for every hotel and rental in Estonia, not a term we invented. What protects you instead is the cancellation policy above — which is why we keep it the same as our listings rather than making it harsher for direct bookings.
We are not liable for things outside our control — a cancelled ferry, a strike, weather. Travel insurance covers those, and we would recommend it for any trip you cannot afford to lose.
11. If something goes wrong
Tell us first — kaido.ulejev@mindcraft.ee or +372 5696 8272 — and give us the chance to fix it. Most things are a phone call.
If we cannot resolve it between us and you live in Estonia, you can take a complaint to the Consumer Disputes Committee at the Estonian Consumer Protection and Technical Regulatory Authority — it hears disputes between a consumer resident in Estonia and a trader registered here. It is free and it takes about 90 days:
Tarbijavaidluste komisjon, Endla 10A, 10122 Tallinn · +372 620 1707 · ttja.ee
Most of our guests live somewhere else, and that committee cannot help them. If you live elsewhere in the EU, in Norway or in Iceland, the European Consumer Centre in your own country handles cross-border complaints against a trader in Estonia, free of charge: eccnet.eu
Estonian law applies to these terms, and the Estonian courts have jurisdiction — though as a consumer you keep the right to bring a claim where you live.
12. Changes to these terms
We may update this page — a new payment method, a changed check-in time. The version that applies to your stay is the one in force on the day we confirmed your booking, and we will not change the terms of a booking already made. The date at the top tells you which version you are reading.
How we handle the information you give us is on the Privacy page.
